    And shockers, tons of people actually walk around in these older denser neighborhoods, even mid day on a random weekday in an otherwise car-centric city. It feels so "normal" when I bike around these trendy neighborhoods in San Diego because of this. People running errands, walking their dogs, going for a run, hanging out at a park, etc.

    I am going through the appeal process now. I bought a home in 2022 for $320k, and the auditor recently assessed my home at 143% over what I just bought it for. This new taxed value is 285% over the previous value. My home has had no improvements for almost 15 years. How can the auditor be so incompetent?

    More people doesn't alway mean more crime. Having a good sturcture of diverse people living around eachother with diverse housing helps with this. Having all the same housing really only encourages the same incomed people to be by one another weather that is a rich neighborhood or a poor one. If there's a few single family home with dulexes, tri and to apartments all within a walkable neighborhood you are encouraging people of many incomes to intermingle creating community and understand between that divide.

    One of the greatest fears of folks who are used to R1s is the effect changes in density may have on their property values. What would be a good and reassuring response to this? I understand that such a desire can be quite selfish, but we also won't win them over with hostility (even if only in response to their own).

      Those people cannot be convinced by anything. Their primary motivation is self-indulgence, therefore they cannot be reasoned with. They are interested only in themselves, and not in building a cohesive, functional society. Basically, you build the housing anyway and tell them to shove it. If they don't want neighbors they can live in nowhere in the middle of the woods.

    The more people you have in a neighborhood the worse it gets. The more crime there is and the longer you have to wait for services. High density housing brings lots of people.

    Vast majority of people don't want to share walls or property with the neighbor. Especially if I'm buying something to be mine. Why would I want another house attached to mine? to where I can hear them, and they can hear me if we get a little loud. I bought a condo and I'm working to move out as fast as possible. I feel like I have no privacy and have to be quiet in my own home.

      If no one wants them then why make them illegal to build in the first place? Let the market (people) decide in what type of housing they want to live. Developers will build type of housing that is demanded. Maybe it's only single family homes, but different people have different preferences so probably there will be a variety of types of housing built.

      That's down to design/build standards. It's totally possible to build sound-isolated apartments but it's always cheaper not to. Zone codes or building regulations could be designed to specify a certain minimum standard of sound-isolation or they can't get built or be rented/sold until it's fixed. Also freedom: if someone else wants that, why not let them have it? Less competition for what you want.

      Most of the reason for that is a lack of insulation for sound because builders cut tons of corners and build as cheaply as possible to increase their profit margins. It ends up with poor quality housing. Also, if you don't want to live in one of those houses, then don't. No one is forcing you to live there just because they exist at all. I don't understand the mindset of "other options that are not my preference existing alongside my existing preference means my option is being taken away." It's not being taken away. No one is forcing you to live there. Just go buy a detached unit. They will still exist. They're not going anywhere, the boogeyman is not going to come out of your closet, child. Grow up. And, if you live in proximity to other people, you, as a member of society, have a social obligation to be respectful to your neighbors and the people around you. If you have an issue with that, go live in the middle of the woods, because people probably don't want to talk to you, either.

    Yes! Thanks for pointing that out. The first response of so many people in America is “walkability sounds great but I want a house and a yard,” yet many core historic neighborhoods had houses with yards AND walkability. Single family homes, small neighborhood businesses, and multi-family “missing middle” coexist in the most charming and attractive neighborhoods in our towns

    You can rent a big storage unit and put lay your stuff flat on the floor Or you can rent a smaller unit and get some shelves so you can stack your stuff and use up that airspace. Both will hold your stuff the same, but one is more expensive than the other, all else being equal.

    Quick aside, Americans aren't choosing larger vehicles. The EPA requires it, smaller vehicles are held to impossible to meet emissions standards, hence we end up with a new Ford ranger the size of a 1970s f250 and not a sedan in sight. If you want smaller vehicles petition the EPA

    This hammers home how much has been taken away from today's people in North America, and, increasingly, elsewhere in the world that copies the USA. I think of my own hometown in Europe and how kids have so much freedom to be unsupervised and how they can get everywhere on bikes and public transport, and how so many adults can live, study, and work without cars, and I imagine what it would be like if it was taken away from us. Makes me realize how tragic North American city planning really is for society.

    I wouldn't trust drivers to slow down because of limited visibility anymore than I'd expect a cyclist or other type of pedestrian to look before cutting into traffic at the mid block or against traffic signals.

    The question of parking is an interesting one to solve. We thought that by mandating minimum parking spots we solved parking forever, but we didn't. In fact, we put parking where it was least needed rather than most. All the overflow parking at the mall is never going to be used except 2 to 3 times per year, so why have it? On the other hand, parking attached to strip power centers often is so underutilized, and oftentimes the operator will have tow trucks to discourage people from parking unless if they shop there. The question is where is the sweet spot, and to that we don't know, because there have been decades of overestimating how much parking and related infrastructure we need. But this question might more easily be sidestepped by the fact that city planners and traffic engineers have recognized that when people can take alternatives to driving there doesn't have to be much parking. And when there is parking it should be behind properties on back streets, not in front of them where pedestrians cannot access them.

    To be able to remove those arterials, jobs need to be brought back to those communities first, where people aren't required to drive long distances to work. THEN can the road situation be fixed. Also housing prices so people can move close to the place they want to work, but I digress

    Check for how many parking spaces your community requires to be built at a bar. Not "a restaurant that serves alcohol", i mean a proper dive bar. My county requires 2.5 parking spaces for every 100 sq ft of floor space. At a bar. Anybody else see the problem there?? And yes, my county has very high DUI numbers.

    Thanks for this video! So many good points. The way we have built the North American over the past few decades has allowed loneliness become more of a problem for recent generations. A feeling of loneliness can lead to a lack of hope, erratic behaviour (attention seeking or looking for a community), and more. Of course the way we design is not the core to the problem but it's a large contributor. We have naturally design a social environment for centuries but irresponsible expansion of our urban areas has led to environments naturally hostile to social interaction.

    My town just released that my area is now officially designated for redevelopment. The wording used in the announcement in the local paper was a little concerning. It's Gilbert, AZ I'm trying to figure out how to make a proposal or a suggestion that would actually improve the area for the people who live in it. There is a lot of potential. But the towns priority for the past while is attracting big businesses who will provide jobs by providing tax breaks and so on.

    There is no way to fix this real estate tax system. Scrap it completely. Stop taxing seniors out of their homes. And don't listen to these people who run around talking about averages, charts and grafts and statistics. It's all just nonsense. They aren't going to fix anything. 40 years from now they'll be talking about the same things. It's called job security.

    The worst part is that those that budgeted, paid off their homes, and retired are now being priced out of their homes by TAXES based on BS. My taxes are 150% of what they were in 2022 why?? Did I add or upgrade anything NOPE did COLA increase by 50% again no. According to my county, ALL properties magically became worth 150% in 4 years. Also according to the same notice "inability to pay is NOT a reason to request an adjustment" They did however offer to place a lein on my land and allow me to stay a few more years (how kind) When I asked them to buy my property for what they say it is worth they refused. To say I am pissed is an understatement.

    I cant believe no one realizes that prices are up so much because of an inbalance from people with high wages like California and New York moving into what used to be cheaper cities with lower wages. Thats the main factor jacking up prices. Prices will come down eventually. Those that are in troubles are those who cant figure out how to make money in this global economy without borders. Todays jobs can travel anywhere in the world, if people cant get on, the train will leave them behind. Sad but true
